1. Eligibility

• Accommodation is provided only to individuals 18 years and above.
• Residents must provide valid government-issued ID proof at the time of check-in.

2. Booking & Stay

• A stay is confirmed upon payment of the security deposit and the first month’s rent.
• Residents are required to sign the admission form/agreement provided by RJ Care PG Homes.

3. Rent & Payment

• Rent must be paid on or before the 7th of every month.
• Late fee: ₹500 per day for delayed payments.
• Rent is non-refundable once paid for the month. 

4. Security Deposit

• A refundable security deposit must be paid at the time of joining.
• Deductions may be made for:
  • Damages to property or furnishings.
  • Pending rent or utility bills.
  • Violation of house rules.
• A maintenance charge of ₹1000 is applicable at the time of vacating.

5. Vacating Policy

• Residents must provide a minimum of 1 month’s written notice before vacating.
• Final settlement of deposit will be processed within 10 working days after room inspection.

6. Guests & Visitors

• Visitors/outsiders are not allowed inside the premises without prior approval.
• Guest stay charges (without food): ₹700 per day.

7. Responsibilities of Residents

Residents must:

• Maintain cleanliness and hygiene in their rooms and common areas.
• Switch off lights, fans, and geysers before leaving the room.
• Dispose of garbage only in the designated bins.
• Take care of their personal belongings. (Management is not responsible for loss/theft.)

8. Prohibited Activities

• Smoking, alcohol, drugs, and gambling are strictly prohibited.
• Loud music, parties, or any nuisance to fellow residents or neighbors is not allowed.
• Driving rashly inside the residential area is prohibited (speed limit: 40 km/h).
• Terrace access is not permitted.

9. Damage & Penalties

• Any damage to property or furnishings will be charged to the resident responsible.
• Loss of keys (room/wardrobe) will incur additional replacement charges.
• Management reserves the right to levy penalties for repeated rule violations.

10. Termination & Eviction

RJ Care PG Homes reserves the right to terminate accommodation without notice if:

• Rent remains unpaid beyond the due date.
• Residents engage in illegal activities or repeated violations of rules.
• Conduct of the resident causes harm, nuisance, or safety risk to others.

11. Limitation of Liability

• RJ Care PG Homes provides safe and well-maintained accommodation but is not liable for:
  • Loss, theft, or damage to residents’ belongings.
  • Accidents or injuries caused due to negligence or misconduct by residents.

12. Amendments

• RJ Care PG Homes may update these Terms and House Rules from time to time.
• Residents will be informed of any changes, and continued stay will be considered as acceptance.

13. Governing Law

• These Terms shall be governed by the laws of India.
• Any disputes shall be subject to the jurisdiction of the courts in Chennai, Tamil Nadu.

14. Refund & Cancellation Policy

(a) Refund of Security Deposit

• The refundable security deposit will be processed within 10 days after all exit formalities are completed and subject to deductions, if any, for damages, unpaid rent, utilities, or penalties.

(b) Notice Period Cancellation (Extension of Stay)

• If a resident has already given notice to vacate but later wishes to continue their stay, they must inform RJ Care PG Homes at least 7 days prior to the exit date.

Extension of stay will be subject to availability and management approval.
